93 E36 exterior window trim

There is a strip of black rubber trim on the outside of the car at the
bottom edge of the rear side windows of my 93 318is that has deteriorated.
How is it held on (kinda looks like adhesive tape??), and has anybody tried
to replace these??

Also, my driver side door has started to get hard to open.  I have to pull
the handle so hard it  feels like the latch may break in my hand.  It feels
this way entering the car and getting out of it.  Do I need to adjust the
striker plate or something?  Anyone had luck with this?
